-Our project is to take an existing space within a commercial building and use it for Dance/Fitness
studio. It already exists with bathroom, entrance, etc. It currently is empty and we want to use it for
dance and fitness. The zoning currently is Office, but we are seeking a conditional use Permit to allow

Explanation of Project:
I am submitting for a conditional use permit for a space in my commercial building. Part of the
application requires that I have Written Confirmation that a traffic Impact Study or Change of use is NOT
required or has been accepted for review by ACHD. Application says to contact Mindy Wallace or
Christy Little.
I currently own the Building at 4795 N. summit Way, Meridian Idaho. I build it back in 2005/2006. My
business currently occupies a little over half the building and the remaining space is leased out. The
previous tenant "Solace Wellness Spa" was conduction Medical spa, massage, and personal training and
fitness classes in the other space in the building. About 4300 square feet or so. They office is zoned for
office space and not indoor recreation. They had a certificate of zoning compliance from the city to use
the space in the manner they were. Solace has since left and we are wanting to continue leasing the
empty space. Currently 2/3rd of the space are being used for the med spa, massage, and hair. There is
the remaining 1200 square feet that is designated on the space drawing plan as "classroom". Solace
was using but we are now wanting to use it for private barre classes. Barre is a form of
dance/ballet/fitness. The space will draw less customers then solace did. About 1-5 clients 2-3 times
per day about 5 days per week. So it will bring in much less traffic then the previous tenants did with
their gym classes. I am seeking a "conditional use permit" from the city of meridian. Since itis zoned as
office, private Barre instruction would not qualify under office space but instead as indoor recreation.
We just need ACHD to let us know of any impact changes. Pease review and let us know. You can
contact me via my info on the application. No Tenant improvements are needed to the space as the
previous tenant had done TI's and we will use the space as is other then some paint and decorations.
