The TN -C zone requires all new construction to have a minimum of two stories and a minimum contiguous district size of six acres. We propose to rezone to C -C; Community Business District. The C -C zone allows a mix of one story retail, office and service uses with access to arterials or nonresidential collector roadways. The C -C zoning designation will assure these properties provide a complimentary commercial component to serve the overall Southridge development, while being better aligned than the TN -C district with the businesses who are interested in building at the site. PHASE 1 SITE PLAN REZONE COMPLIANCE The project provides a desirable destination for residents in the area. The proposed site plan is consistent with previous concepts for the area that have been submitted to the City. As such, the development design complies with the Ten Mile Interchange Specific Area Plan and other controlling documents. The site concept is also consistent with the existing requirements of the TN -C zone, except: • A minimum of two story buildings. The revised plan anticipates some (or possibly all) structures to be single story. As noted, the five parcels are 4.99 -acres. The total area of the rezone is 7.21 acres, because it includes adjacent right-of-ways to the centerline of road. The proposed site plan consists of five commercial lots with parking areas and required buffers. The building pads for the development are street oriented and clustered to enhance the aesthetic of the site by reducing visibility to parking areas from public roadways. Pedestrian circulation among the building sites is readily accommodated via internal connections and access to the existing sidewalks along all street frontages. The proposed rezone will not affect the ability of the City to provide necessary services such as police, fire, etc. The site is served pressurized irrigation via the existing Southridge system (owned and operated by the Owner's Association) and provided water from the Nampa -Meridian Irrigation District.
