This preliminary plat covers the area formerly approved as Ventana Subdivision No. 3. A resubmittal of the preliminary plat is required because the final plat has expired. Ventana Subdivision No. 1 was recorded on 12/20/05. Ventana Subdivision No. 2 was recorded on 1/22/07. A final plat was approved by the Meridian City Council for Ventana Subdivision No. 3 on January 16, 2007, but the subdivision was never recorded and expired. This submittal is virtually identical to the final plat approved as Ventana Subdivision No. 3; the name has been altered to reflect the new preliminary plat. The preliminary plat for Ventana Subdivision was originally approved in 2005 (formerly the Aschenbrenner property). The property was annexed under Ordinance No. 05-1129, recorded as Instrument No. 105014062, records of Ada County, Idaho. A development agreement was not required as a condition of annexation. With a total of 220 single-family residential lots, the overall gross density is 3.412 du/acre with a net density of 4.413 du/acre. The minimum residential lot size is 6,395 square feet.
