Ventana Commons Subdivision
Project Narrative
Ventana, LLC, hereby applies for a preliminary plat of 70 single-family residential lots and 4
common lots on 18.21 acres. This preliminary plat covers the area formerly approved as Ventana
Subdivision No. 3. A resubmittal of the preliminary plat is required because the final plat has
expired. Ventana Subdivision No. 1 was recorded on 12/20/05. Ventana Subdivision No. 2 was
recorded on 1/22/07. A final plat was approved by the Meridian City Council for Ventana
Subdivision No. 3 on January 16, 2007, but the subdivision was never recorded and expired. This
submittal is virtually identical to the final plat approved as Ventana Subdivision No. 3; the name has
been altered to reflect the new preliminary plat.
The preliminary plat for Ventana Subdivision was originally approved in 2005 (formerly the
Aschenbrenner property). The property was annexed under Ordinance No. 05-1129, recorded as
Instrument No. 105014062, records of Ada County, Idaho. A development agreement was not
required as a condition of annexation. With a total of 220 single-family residential lots, the overall
gross density is 3.412 du/acre with a net density of 4.413 du/acre. The minimum residential lot size
is 6,395 square feet. Total eligible open space for the overall project is 9.853 acres (15.3%). This
phase includes 1.518 acres of eligible open space (8.3%). The first two phases of the project
incorporated extensive pathways, a swimming pool and clubhouse, landscaped common areas, and
playground equipment. The following page shows the original preliminary plat layout. Ventana
Commons will be a part of the Ventana homeowners association and have full access to the
amenities of the first two phases of the project.
The property is currently vacant; to the west of the site is Paramount Subdivision; to the south is
Joint School District No. 2; to the east and north of the site are previous phases of Ventana
Subdivision. The gross density of the Ventana Commons preliminary plat is 3.84 dwelling units per
acre, with a net density of 4.83 dwelling units per acre. The minimum property size is 6,395 square
feet, with the average property size being 7,908 square feet.

On March 23, 2004 three soil test holes were excavated and described on the
Ashenbrenner property in the SW Y of section 30, Township4 North, Range
I East, northwest of Meridian. Copies of the soil profile descriptions are
attached along with a map showing the GPS locations of the test holes.
No free water or evidence of wetness was observed in the test pits. Colors
with 2.5Y hues were found in the 13 to 27 inch layer of test hole TH2-04.
suspect this is due to the ponding of irrigation water at the lower end of the
field and is not due to any groundwater present in the soil.
PVC pipes were installed in all test holes and will be monitored throughout
the irrigation season to determine any groundwater present. An interim
report on groundwater monitoring will be provided to you in July, with a
complete report at the end of the irrigation season.
Copies of this material will be forwarded to Engineering Solutions for
planning purposes. Should you have questions or require anything
