Sonya,
The only issues that I see with the staff report are the discussion about the conceptual plan and the
construction of the on-site utilities.
Our intent for the concept plan was that it would be a "concept" of what could be built at this location. At this time
there are no plans or lot sales that would provide a clear direction as to the proposed future buildings. We ask that each
use and building be evaluated at the time of building permit application.
As per our narrative we are asking that any additional site utilities (water and sewer are in Linder and Ustick) be allowed
to be constructed at the time of building permit do to the close proximity of services and the uncertain nature of what
will be developed. At this time it is unclear if one user might take up the entire property or if it will indeed be four
separate users.

This item is scheduled to be on the Commission agenda on June 5th. The public hearing will be held at City
Hall, 33 E. Broadway Avenue, beginning at 6:00 pm. Please call or e-mail with any questions.
