Broadway Ave. Meridian, ID 83642 Re: Sugarman Commercial Subdivision — Project Narrative City of Meridian To Whom It May Concern, Please find attached the applications for the preliminary plat and rezone of the Sugarman Commercial Subdivision Project located on the north east corner of Ustick and Linder Roads (Parcel Number S04363361 11). It is proposed that the property (approx. 3.997 ac.) be subdivided into 4 commercial lots and rezoned to a C -C zoning designation. The intersection of Ustick and Linder was recently widened and a new traffic light was installed by ACHD. At that time the ROW was widened and curb, gutter and sidewalk was installed on both Ustick and Linder. Site access locations were also constructed by ACHD and a letter has been obtained from the highway district approving their locations. Domestic utilities were stubbed to the property in two locations shown on the preliminary plat. At this time we would propose that no additional site utility construction be required due to the uncertainty of what uses will ultimately inhabit the site. The plan will call for cross access and utility easements and will require each property to extend services to and through at the time of building construction. It is our hope that this will allow for the most flexibility for future tenants and possible building configurations. The development will provide access to the property to the north for a future connection to be utilized when that property develops. Domestic utilities including water and sewer mains are available at the property boundary to the south and west and have been sized to service this project. It is anticipated that storm drainage will be retained on-site power, natural gas; telephone and cable are all available at the project boundaries.
