Chinden Boulevard and N. Linder Roads. The project under consideration is a multi -tenant commercial building located on Lot 1 which faces N. Linder Road to the east. The 14,212 SF multi -tenant building has been designed around a central outdoor plaza or courtyard (outdoor space); therefore, each section of building is 7,106 SF. The outdoor space will act as pedestrian access and area that can be used and enjoyed by the project tenants and customers. The site has been designed for parking on both the front and rear sides to minimize large expanses of asphalt and to encourage pedestrian access. The site has also been designed to accommodate a drive-through lane along the south side of the building. The owner is requesting conditional use approval of the drive-through lane due to proximity to the existing residential use to the south. Site circulation has been designed for one-way traffic through and around the drive-through lane to avoid traffic circulation conflicts. A landscape buffer will be constructed along the southerly drive lanes for separation to the residential to the south. The landscape buffer will be planted with evergreen trees to maximize buffering of sound and light. Another internal road is located on the westerly side of lot 1. Again, a landscape strip will be provided along with an outdoor gathering space used for pedestrians. The site will be properly landscaped and lighted for public enjoyment and safety. The multi -tenant building fagade primarily addresses N. Linder Road, however, the same architectural character and detailing continues on all sides of the project. The design creates a visual interest by breaking up the store entrances with decorative canopies and modulating elevation changes. The exterior has been designed using a combination of upscale, durable materials. Porcelain tile cladding, stucco finishes with accent relief, and metal canopies will create a new and inviting place for commercial business growth. Traffic from the new commercial area corning into the existing residential area. Some of the neighbors do not like the idea of commercial traffic coming into the residential area. Speed bumps and or signs discouraging the traffic were brought up. 2. Landscape screening for the auto lights using the drive-thru. Neighbors expressed a concern that we have a dense landscape screen on the berm to the south to help alleviate the concern of auto lights using the drive-thm. 3. Many questions about which tenants will be using the spaces. It was noted that there are no signed leases at this point just verbal communications.
