Broadway Ave., Ste. 300 Meridian, ID 83642 RE: Biltmore Subdivision Application: Public Hearing PP 14-004 to be held on April 3, 2014 Dear Commissioners, Our family has lived in the Kentucky Ridge Estates Subdivision for many years that is located adjacent to the proposed development, Biltmore Subdivision. We are not necessarily adverse to future residential development near our community, but we do have serious concerns that we would like to express in writing for your consideration. (#1) Lot Lines: Our home is located at 603 W. Blue Downs Street, which is located directly behind the Phase 1 section of the proposed Biltmore Subdivision development. The preliminary plat map indicates 2 lots are directly behind our property. The prospect of having 2 homes with their shared lot line fence running down the middle of our backyard fence does not sound visually appealing. Therefore, we respectfully request the Commissioners require the developer to require lot lines to match existing lot lines with their Kentucky Ridge Estates neighbors. (#2) Fencing: We request the perimeter fencing of Biltmore Subdivision utilize the identical vinyl fencing product in shape, height and color as the Revolution Ridge subdivision for obvious aesthetic reasons. (#3) One Story Homes: In addition, we would also request that the homes in this development located on the perimeter of Kentucky Ridge Estates require one-story homes be built to match the existing properties that are also only one-level. (#4) Kentucky Way safety concerns: We have serious concerns for the safety of Kentucky Way as a primary thoroughfare for the proposed Biltmore and Revolution Ridge Subdivisions that combined will add 200 + residential homes. From personal experience to the dangers of Kentucky Way during winter conditions, our 3"~ grade daughter along with two other children had been waiting for their school bus on Kentucky Way near Victory Road when a neighbor lost control of his vehicle on the ice along the S-Curve near the park. Thankfully, this neighbor was able to maneuver his car from hitting the children just in the nick of time. In addition, there are no sidewalks from the park down to Victory Road, which we highly doubt conforms to ACRD requirements. Thus, we are very apprehensive for the high volume of traffic that will soon flow through our community with these two future developments.
