BILTMORE ESTATES SUBDIVISION
PRELIMINARY PLAT
Proiect Narrative
L. C. Development, Inc., hereby applies for preliminary plat approval of Biltmore Estates
Subdivision. The subdivision is located south of W. Victory Road and east of S. Linder Road on
56.19 acres in an R-4 (Low Density Residential) zone. The preliminary plat consists of 159
single-family residential building lots and 12 common lots on 56.19 acres. Recently annexed as
part of the Victory South annexation under Ordinance No. 14-1594, the project will connect to
the sewer system currently being extended to serve Meridian Heights and Kentucky Ridge
Subdivisions, along with this and other properties in the sewer service area. Gross and net
densities for the project are 2.83 and 3.56 dwelling units per acre, respectively. The minimum
lot size is 8,640 square feet, with the average lot size being 11,020 square feet. A total of 5.78
acres of open space has been provided, or 10.3 percent of the site. Landscaping within the
development includes landscaped parkways and a pocket park. The design is compatible with
Kentucky Ridge Subdivision, with minimum lot size of 10,000 square feet adjacent to the
existing lots. The comparison below shows development features for each subdivision.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-5A-5.

Dear Shari,
At your request I have reserved the name of "Biltmore Estates Subdivision No. 1" for your project. I can honor this
reservation only as long as your project is in the approval process. Final approval can only take place when the final plat
is recorded.
This reservation is available for the next ten (10) years unless the project is terminated by the client or the jurisdiction or
the conditions of approval have not been met. In which case the name can be re -used by someone else. To use the
same subdivision name, it must have the same owner as the original subdivision plat, which is the case, or get a signed
