I am requesting in writing the drawings and specifications on the unrestricted delivery of my irrigation water from The Sundell Lateral wier which is at the southwest corner of your projected subdivision where my water originates at this time. In addition, please provide what designs and plans for my runoff water that passes on the north side of the projected subdivision along West Victory Road. My runoff has been flowing across this path for the entire 23 years that we have owned this property. It is important to see your plan to insure my uninterrupted water delivery for field irrigation and water waste removal. Your plan has the potential to affect my crop of alfalfa hay currently under cultivation that is used to feed my cows. Thank you for your quick response to this inquiry. My wife. and I have owned property and lived in the immediate area for over 31 years. First for about 8 years at 900 W Victory Rd, and then moving to our current address 1155 W Victory Rd for the next 23 years. We have met several times with the developer Jim Conger about incorporating our acreage into the proposed new development, and have studied the preliminary plans. Currently, the plans have road access to my property for future developmem at our northeast corner, and for future connection to W Victory Rd For the purposes of developing our land as well, this proposed connection would not suit our interests, and I believe even create traffic flow issues. I am concerned that the several school busses that come and go many times a day would create excessive traffic issues with the current proposed developmem plans. I am also of the opinion that the projected temporary access lane for emergencies is too close to the bus stops and would cause bottle neck situations, especially when construction starts and many large trucks and construction workers' vehicles are present. As it is currently, Kentucky Way has many automobiles parked at the subdivision's entrance to pick up or drop off their children to avoid the cold, as well as the walk down a long, narrow road that they would otherwise need to walk down, without sidewalks, to reach their pick up location. Upon completion of the current plans, there would be less than 200 feet from the emergency lane, to Kemucky Way's entrance. A better solution, both for development purposes, as well as future traffic would be to have the connection to our property from the new subdivision to be located at or about 300 feet south of property pins on W. Victory Rd. This would facilitate a future connection to W Victory Road directly across from the current Cobble Way, creating a cross intersection. This change would also extend the distance for entrrance for emergency purposes from less than 200 feet to close to 600 feet. I have included at rough visual reference demonstrating the proposed changes I am putting forth. I have mentioned my proposed changes .for this plan to an associate of the possible developer and current owner. of the property directly west of me, and he believed that the adjustments would benefit the future development of that property as well. Without connections through my property, the subdivision would be operating through one entrance at Kentucky Way.
