All ground level mechanical equipment shall be screened to the height of the unit as viewed fzom the property-line in accord with IJDC 11-3A-19A.1e. Process Conditions of Approval 1. No signs are approved. with this application. Prior to installing any signs on the property, the applicant shall submit a sign permit application consistent with the standards in UDC Chapter 3 Article D and rece'zve approval for sztch signs. 2. 'The applicant shall complete all improvements related to public life, safety, and health as set forth in C.JDC l 1-SC-3B. A suret~r agreement may be accepted for other improvements in accord with IJDC 11-SC-3C. 3. The elevations prepared by Michael Crislip, Architect on January 8, 2014, labeled Sheet A3.0, are approved as shown in Exhibit B, ~. Z Gallerie will occupy a portion of building C in the Village at Meridian development. Our scope of work is limited to minor exterior modifications and a complete interior tenant build-out. Our plans call to maintain the existing exterior architectural design character. We will paint the existing stucco and FRP materials to fit within the Z Gallerie style and brand. These colors are neutral earth tones and will fit with the surrounding buildings. All color modifications have been approved by the landlord. Existing window openings will be in filled with chocolate brown storefront and clear g{ass. We are also adding brown canvas awnings at windows and entrances. Building location orientation and site layout will not be modified. Primary entrances face vehicular and pedes#rian circulation pathways. Roof lines are unchanged.
