1. APPLICATION SUMMARY
The applicant, L & K Development Inc., is requesting approval to vacate the two 5-foot wide public
utility, drainage, and irrigation easements and a 5-foot wide open space easement located on the
interior shared lot line between Lots 22 and 23, Block 3 of Alexandria Subdivision.
2. STAFF RECOMMENDATION
Staff recommends approval of the subject vacation application.

5. PROCESS FACTS
The subject application is a request to vacate platted easements. Per Meridian City Code Title 11,
Chapter 5, the City Council is the decision making body on this matter. The UDC does not require the
site to be posted with a public hearing notice sign.

B. Radius notices mailed to properties within 300 feet on: January 23, 2014
6. LAND USE
A. Existing Land Use(s): This property is currently two (2) vacant residential lots, zoned R-8.
B. Character of Surrounding Area and Adjacent Land Use and Zoning: The surrounding area is
primarily developed with single family residences, zoned R-8.
C. History of Previous Actions: On January 13, 2014, the Director tentatively approved the
consolidation of Lots 22 and 23, Block 3 into a single parcel through a property boundary
adjustment (PBA-13-019).
7. AGENCY COMMENTS MEETING
No comments were received by the Planning Division from other City departments for the subject
application.
8. STAFF ANALYSIS
The applicant requests approval to vacate the two (2) 5-foot wide permanent public utilities, drainage,
and irrigation (PUDI) easements and a 5-foot wide private open space easement located on the
common lot line between Lots 22, and 23, Block 3 of Alexandria Subdivision. The two lots have been
approved to consolidate through a property boundary adjustment The applicant states there are no
utilities within the PUDI easements. Approval of the subject vacation will remove the easements and
allow the applicant to construct a single home on the consolidated parcel.
All public utilities (Idaho Power, Century Link, Cable One, Intermountain Gas) have given consent to
relinquish their easements. SID submitted a letter stating they have no facilities within the easement
area.
Staff recommends approval of vacating the easements as proposed in Exhibit A.2.
