The subject property is located north of the intersection of Joy and Daphne Street. This site was previously submitted under the application named Prato Villas Subdivision AZ06-022, PP 06-022 and DA108087854. The previously approved preliminary plat has expired, but the development agreement and zoning are still current with this new application. The applicant plans to meet all the requirements set forth by the existing development agreement, as well as all requirements set by Meridian's Unified Development Code. Overview The site will take access of off Daphne Street, and will connect to a stub street east of the site connecting it to Bridgetower Estates. The site will have thirty (30) buildable lots, with four (4) common lots. This site is proposing 10% open space, with a centralized common area, that will have a gazebo, barbecue and benches for its amenities. The site is also proposing detached sidewalk with a planter strip of trees as a portion of its open space. For city services the site will be stubbing into Bridgetower's water, pressurized irrigation and sewer. All surface run-off drainage will be collected and retained on site. Additional Information At this time no variance is being requested and no deed restrictions are being proposed. This is a preliminary plat application where the applicant will meet the R-4 zoning standards as set forth within Meridian's Unified Development Code.
