The site is located at the southeast quadrant of the Eagle Rgad and W. Falcon. Drive intersection, and consists of approximately 4,T acres. PROPC+SE'D DEVELOPMENT (CONDCyMINIUMS) AND GENERAL TRIP CHARACTERISTICS The proposed development is planned to consist of 36 condominium units. Access to the proposed development is planned to occur via Falconer's Place and will connect to W. Falcon Drive as a stop- controiled;intersection. The trip generation characteristics of a condominium development typically have travel.. patterns that occur during the morning and evening peak hours due to commuters, schools, and shopping activities. Daily weekday and weekend Mps are less than a residential development due to the lower number ofresidents and vehicle owners per unit (Reference 1}. 'PREVIOUSLY APPROVED DEVELOPMENT (ASSISTED LIVLNG FACILITY}AND GENERAL TRIP CHARACTERISTICS In .2008, this site was approved for an assisted living facility development. The assisted. living facility was planned to consist of five buildings (15 beds in each building} and a total of 75 beds and .clubhouse/office building. The site included 51 parking stalls for employees, customers, visitors, and vendors (i.e., deliveries}. The trip generation characteristics of an assisted living facility typically indudes'employees traveling. during the morning and evening peak hours, or shift times, and vendors and visitors. arriving throughout the day. ESTIMATE'.ANb COMPARISON The projected weekday daily, a.m. peak hour, p.m. peak hour, and Saturday peak hour vehicle trips for the proposed development and previously approved development were estimated based on the Trip Generation, 9~' Edition (Reference i). Table 1 summarizes the estimated trip generation of both uses and the anticipated change in trips with the proposed development. During the Saturday peak hour, the proposed development is estimated to generate eight less trips than the assisted living facility. As mentioned. above with the trip generation characteristics, truck traffic is likely higher for an assisted living facility than for the proposed condominium development due. to deliveries and pick ups occurring daily. Mast of the truck traffic occurs during the weekday midday (996 truck traffic) and Saturday midday (4% truck traffic} peak hours from'the sites surveyed.
