It is estimated that 90% of the traffic entering the site will approach from the east and will make the left turn. Using these figures, at the intersection, the advancing volume will be 292 vehicles per hour, with 70 turning left. This is approximately 24% of the advancing traffic. The opposing volume will be 128 vehiclesper hour. The posted speed limit on Victory Road is 35 MPH. Therefore, Figure 1 of Section 7106 of the ACRD Development Policy Manual is used to determine if a left turn volume is warranted. That figure is shown below, with the site traffic data plotted. Riodosa Drive and Blue Downs Street. An additional connection to Victory Road is not possible due to our limited frontage on Victory Road and ACHD's policy regarding arterial collector intersection distance requirements. However, we will be providing the fire department's required emergency vehicle connection to Victory Road. Per ACHD, we commissioned a traffic analysis for this project which concluded that there are no additional road widening improvements required and that there are no negative impacts to Victory Road (see attached exhibit). A twenty (20) foot wide landscaped common area and pedestrian sidewalk will be provided on the west side of the Kentucky Way. The existing trees, fencing and grass areas along Kentucky Way will remain as they are today. We will also construct a twenty-five (25) foot wide landscape buffer and five foot pedestrian sidewalk along Victory Road. Domestic Utilities Domestic utilities including water and sewer mains will be extended from Stoddard Lane down Victory Road to our project. Power, natural gas, telephone and cable are all available at the project boundaries. Residential Structures All of the homes within Revolution Ridge will be single family detached residences and will comply with all of the R-4 Dimensional Standards; we are not asking for any variances. The average lot size will be over 9,400 sq. ft., with home prices starting in the low $300,000's. The minimum home size will be 2000 sq. ft. Building materials are proposed to include: stucco, siding, stone, architectural shingles, etc. There will be a mix of single level and two story homes throughout the community and great care will be taken to ensure that the homes backing up to Victory Road will have a modulation of roof styles that will be visually appealing from the street (see photo below). The park will feature a large open space play area, walking path around the entire perimeter and nearly a dozen different exercise stations.
