City Council: Staff: On behalf o f the applicant, as his agent, we are pleased to present the City with an application to vacate an existing utility easement centered on the lot line between Lots 22 & 23, Block 3 of Alexandria Subdivision. - Easement Vacation Reauest Narrative The reason for this vacation application is due to the accompanying administrative application for a parcel consolidation survey of the same aforementioned Lots. In order to consolidate the aforementioned lots the easement must be removed. We have provided the review from Idaho Power who acknowledges that no utilities exist within this portion of the easement and agree with its vacation. Idaho power does wish to retain the appropriate easement 10-feet adjacent to the right-of--way ofN. Supai Ave. This application does not seek to remove the utility easement adjacent to N. Supai Ave. The easement Idaho power wishes to retain has been reserved on the final plat of Alexandria Subdivision and will remain as reserved and recorded on the final plat of Alexandria Subdivision. This application does not affect any adjacent parcels of land. It is simply to allow the combination of 2 deficient lots into one saleable parcel of land. It has been found that the single parcels have not sold and this is needed to bring the land to the market to be viable. Plans are being prepared to submit a building permit for the combined parcels. Combining the parcels does not increase the density approved with the original development application. Rather by combining the lots into one parcel the overall density of the development is reduced.
