On behalf of Center Point Square, LLC, we are submitting this Preliminary Plat and Development
Agreement Amendment Applications for Centre Point Square. The site is 5.27 acres in size and located at
Picard Lane and Cajun Court Lane, Meridian, Idaho.
We are proposing to develop 44 lots (40 attached single family lots, 3 common lots, and 1 private roads
lot). The property is currently zoned R-15, The gross density for the project is 7.59 dwelling units per
acre. Uses and zoning surrounding the site are Bienville Square Sub. #1 (retail to the east zoned CG),
Bienville Square Sub. #2 (townhouses to the west zoned R-15), un -platted land to the east zoned CG), and
Bienville Square Sub. #1 to the south zoned R-15.
Access to the site is via Cajun Court and Bourbon Lane. All utilities are available to the site from Picard
Lane, Cajun Court, and the alley to the west. All proposed drive isles are to be private and maintained by
the Centre Point Square home owners association. The property has surface water irrigation rights from
the Nampa -Meridian Irrigation District and a pressurized system is installed.
We are proposing a total of 1.06 acres of useable open space within the project, which includes numerous
amenities (playground equipment, picnic tables, shelter, and benches). These amenities were installed
under the approvals of Bienville Square Sub. #2 open space requirements and may be moved from their
existing locations to better serve the new development.
We are also requesting a modification to the current Development Agreement as follows:

The proposed attached buildings are 1,500 square feet in size. The buildings are two story with
architecture designs to accomplish a blend between the retail buildings to the east, the attached single
family buildings directly west, and the detached single family buildings to the west.

This proposed final phase of the Bienville project is in substantial compliance with the original master
plan submitted and approved with our applications for Bienville Square Subdivision in 2006.

Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.

UDC 11-5A-5.
