All ground level mechanical equipment shall he screened to the height of the unit as viewed from the pxoperty line in accord with UDC 11-3A-19A.1e. Process Conditions of Approval 1. No si~zs are approved with this application. Prior to installing any signs on the property, the applicant shall submit a sign permit application consistent with. the standards in UDC Chapter 3 Article D and receive approval far such signs. 2. The applicant shall complete all improvements related to public life, safety, and health as set forth in UDC 11-SC-3B. A surety agreement maybe accepted for other improvements in accord with UDC 11-SC-3C. 3. The elevations prepared by Larson Architects, labeled Sheet A3.0, dated December 24, 2013, are approved as shown in E~liibit B. 4. The approved elevations may not be altered without prior written approval of the City of Meridian Planning Division. 5. The applicant shall pay any applicable impact fees prior to the issuance of a building permit. 6. The applicant shall complete all required improvements prior to issuance of a Certificate of Occupancy. It is unlawful to use or occupy any building or stz•ucture until the Building Official has issued a Certificate of Occupancy. CITY COUNCIL REVIEW The applicant or a party of record may request City Council review of a decision of the Director. All requests for review shall be filed in writing with the Planning Division on or before January 11, 2014, within fifteen (IS) days after the written decision is issued, and contain the information listed in UDC 11- SA-6B. If City Council review of the decision is not requested, the action of the Director represents a final decision on a land use application. EXPIRATION Certificates of Zoning Compliance issued in conjunction with a proposed use shall expire if said use has not commenced within one year of the date of issuance of the Certificate of Zoning Compliance. Dear Ms. Wafters, On behalf of CenterCal Properties, LLC we are pleased to submit the attached application and supporting materials for a vanilla TI at Bldg A -Suite 170, Meridian Town Center for Certificate of Zoning Compliance and Design Review. This submittal entails a single tenant consisting of landlord improvements for this exciting project, previously approved through a "master application", CZC-11-021. This tenant improvement is located on the North side of Building A. The proposed project consists of landlord improvements only, including exterior storefront, an interior demising wall, and a tenant restroom. The intended tenant is a retail use. The tenant will submit separately for their own building permit, as this submittal is only for the landlord provided components of the improvement. The proposed storefront systems will be installed as shown in the exterior elevations. The color of the storefront is Medium Bronze. The glass for the storefronts is clear. The storefront has an awning planned above it that is to be provided by the tenant. Refer to the wall section included in the drawings for a conceptual awning design. This particular storefront also has an additional door that leads to a back~of- house corridor. This door will be integrated into the storefiont so that it looks like it is part of the system and will not look out of place. Trash enclosures are located within the building. As such, they are not identifiable to the general public other than a set of doors. CenterCal Properties has its awn trash collection which picks up trash at individual building enclosures and takes it to a central compactor to be located behind the theater building. This compactor will be the location that Sanitary Services will eventually access for pickup. This too will be included in a future CZC application. Access and turn-around for emergency vehicles have been previously approved by the master CZC. This application has been prepared in coordination with the master CZC.
