The final plat is in conformance with the approved preliminary plat and meets all requirements or conditions thereof. The final plat conforms with all requirements and provisions of the UDC and was prepared in conformance with acceptable engineering, architectural and surveying practices and local standards. The property is adjacent to Medimont Subdivisions Nos. 1 and 2 (zoned I-L} on the east, and adjacent to Baltic Place Subdivision No. 1 (zoned C-G) to the north. To the west lies unplatted property zoned R 6 and RUT in Ada County. The R 6 area is developed with a residential group home, and the RUT property is the Meridian Cemetery. The project lies immediately north of the Hunter Lateral. The Meridian Comprehensive Plan designation on the property was recently approved to change the designation from High-Density Residential (R-40) to Light Industrial (I-L) and rezoned to I-L. The property can be adequately served by essential public facilities and services. Franklin Road has already been constructed to 5 lanes.
