To Whom It May Concern,
On behalf of Falcon Drive Meridian, LLC (David Alexander and Tom Hill), we are
applying for Preliminary Plat and a Development Agreement Modification for the
Falconers Place Condominiums.
Please find attached the applications for the Preliminary Plat, Development Agreement
and Alternative Compliance applications for the Falconers Place Condominiums Project
located on the east side of Eagle Road south of Victory Road (Parcel Number
R319325D021 and R319250023). It is proposed that the property (approx. 4.695 acres)
be subdivided into 2 residential lots and one common lot 12 Condominium buildings with
36 total units will be constructed on the site at a density of 7.88 units per acre which is in
alignment with the existing R-8 zone. Lot 38, Block 1 will be designated single family
residential, this parcel was deeded off through an illegal split, which will be rectified
through this subdivision process. The condominium units will consist of 12 triplex
buildings that will be described in more detail in the Architectural Narrative contained in
the attached package.
This project is unique in the fact that it falls somewhere between the single-family
attached and the multi -family triplex sections of the Meridian City Code. The triplex
condominium units that are proposed each contain a 2 car garage for each residence or
6 covered garage spaces for each building. Additional parking will be included near each
grouping of buildings. The total parking count is 72 garage parking spaces and 20
additional uncovered parking spaces. For this application we are proposing that the
parking standards for triplexes be used and for this reason we are asking for alternative
compliance.
Domestic utilities including water and sewer mains are available at the property
boundary to the north and west of this project. Storm drainage will be retained on-site
and directed into subsurface infiltration facilities. Power, natural gas, telephone and
Services Include: cable are all available at the project boundaries. It is proposed that the project will use
• Engineering municipal potable water for irrigation of the landscaped area. Currently irrigation delivery
Civil is problematic because the interval between deliveries exceeds 10 days.
Structural
• surveying Falconers Place vehicle access will come from Eagle Road and through the existing W.
• Land Planning Falcon Drive on the north side of the property. A twenty five foot wide landscaped buffer
will be provided on the west side of the project next to the Eagle Road right-of-way.
Fifteen additional feet of right-of-way and a five foot sidewalk will be dedicated on Eagle
E n g in e e r s+ Road along the properties west boundary.
Surveyors
Project Amenities will include over two and a half acres or nearly 58% of the project will
be landscaped. The landscaping will be in common/open space that will be maintained
by the Home Owners Association. Additional amenities will include two seating areas
with shade structures and attractive landscaping and pedestrian pathways throughout
the development.
The original development agreement for this property was created anticipating that the
Maxfield Estates Assisted Living Center would be constructed on this site. The original
developer decided not to go forward with his plan to build the facility. Today this
application for a residential development does not match some of the provisions
contained in the original agreement. We would propose that an modification of the
development agreement be drafted that would alleviate some of the these issues.

Narrative describing compliance with the guidelines contained in the Meridian Design Manual:
1. Architectural Character:
a) Facades. The building fagade is markedly craftsman in design, with long sloping roofs and the use of
dormers and mixed materials. The upper floor is setback from the ground floor, where the roof slope
continues beyond and brings the scale of the building down.
b) Primary Entrance. There are (3) primary entrances into each Triplex unit, beyond the garage entry from the
rear of the building. The front entry doors are set in a deep overhang, creating a sense of a covered porch.
Each entrance is separated by a full -height wall, allowing for privacy and delineation of the units.
c) Roof Lines. The roof line is composed of an upper and lower gable roof, with long sloping planes and
thick eaves. Dormers are centered on the front and back of the building. The roof slope at the front of the
building continues well beyond the face of the wall, creating a deep covered entry porch.
d) Pattern Variations. The building utilizes a wide variation of materials and architectural elements that lends
itself to interest and variety. The use of roof brackets, planter boxes, trim work, and varying window sizes
bring together a harmonious design style that is pleasing to the eye. A cultured stone wainscoting provides a
unique texture and variation to the lower level, and helps anchor portions of the building.
e) Mechanical Equipment. AC condensers will be the only mechanical equipment not contained within the
building. Landscape screening will occur around the development to effectively hide the condensers from
public view.
2. Materials:
The building materials are distinctly craftsman in style, and match or mimic other materials used on adjacent
single-family residential properties. The use of horizontal and shake style siding, and cultured -stone is readily
found throughout properties surrounding the site. The planned exterior color palettes are of natural earth tones,
and complement the craftsman style. Colors range from khaki, to teal and burgundy.
3. Parking Lots:
Buildings are located back to back on the site, with garage access sharing a single drive. Additional parking is
provided at the end of each drive. The exterior parking areas are out of sight from the front entry portion of the
buildings.
4. Pedestrian Walkways and facilities:
Pedestrian walkways are designed to provide efficient access to unit entries and all areas of the site. The walkway
is continued at Falcon Drive and along Eagle Rd.
