Linder Rd. and W. Chinden Blvd. This subdivision is a proposed commercial retail development. The preliminary plat includes 5 commercial retail lots and 1 common lot. The subject property is within city limits and is appropriately zoned for the proposed land use. A variance to access Chinden Blvd. with a BIRO approach was granted by the City of Meridian. Utilities are stubbed to the site. The intersection of Linder Et Chinden was recently improved by ITD Et ACHD. Funding was provided by many the land owners adjacent to the improvements, including the subject parcel. The required buffers will be installed along the residential uses that abut the site. Evergreen trees are proposed on a three foot berm along the residential uses. Evergreens were selected because of their year-round ability to provide natural screening. The required landscaping and pathways adjacent to the public right of way will be installed. The internal drive isles will be private and ingress/egress and shared parking provisions will be provided. A public access easement will be created from Gertie Place to the nearby Linder Road approach. The proposed concept plan differs from the original approved plan. As such, the existing Development Agreement (dated July 5, 2006, recorded July 31, 2006, instrument #106122368) will need amended.
