AZ-13-008, RZ-13-008, PP-13-013, PP-13-014 and MDA-13-015 Dear Mayor and City Council: On behalf of our client, Coleman Homes LLC, we ask for the following changes/clarifications to the conditions of approval: 1.1.1 A. The applicant shall substantially comply with the conceptual home elevations included in Exhibit A.S, with materials and architectural features to be the same or higher quality as in the elevations. C. The applicant shall dedicate the fire station lot (Lot 1, Block 16), the well lot (Lot 23, Block 10} and the lift station lot (Lot 29, Block 10) to the City as proposed; applicant is entitled to impact fee credits as allowed by law. J. Lot 2, Block 1 of The Oaks North Subdivision and Lot 5, Block 16 of The Oaks South Subdivision shall be preserved for future right-of--way acquisition by ITD for the future extension of the McDermott Road overpass. K. [Delete. As agreed in our meeting r>>ith Parks and Planning staff and the City attorney .r office, applicant i.s already providing more than its proportionate share of park space per• the regarirements of the orclinance.J 1.2.5 Provide the stub streets and internal street network as proposed on the plat and as noted above in conditions 1.2.1 a. Prior to Council review of the final plat, applicant will attempt to coordinate with adjacent landowner to shift the stub street (W.Octavia Drive) to the north to align with the collector street approved with the Volterra North Subdivision located on the east side of Black Cat Road, if possible. The development is allowed one temporary street access to Black Cat Road (northeast corner of the development as depicted on the plat), which will be closed once a collector street is constructed through one or both adjacent parcels (SO428143000 & 50428410000).
