Rezone and Preliminary Plat for
Summertree Subdivision
Summer Woods, LLC is proposing the rezone of the properties located at 4225 and 4275
W Cherry Lane in Meridian, Idaho and the development of a residential subdivision on
approximately 2.3 acres.
The proposed Summertree Subdivision will be a residential subdivision that will have 16
buildable lots on 2.3 acres resulting in a gross density of approximately 7.0 homes per
acre. We feel the 16 lots and this density is compatible with the surrounding
neighborhood since the Cherrywood Village Subdivision adjacent and to the east of
subject property is zoned R-8.
Based upon the recommendation of City staff, we are proposing the property be rezoned
from R-4 to R-15 with a development agreement that will limit number of buildable lots
or total units to 16. This limit on density in the development agreement will essentially
keep the density comparable with the adjacent R-8 zone.
The proposed R-15 is compatible with the City's Comprehensive Plan and the existing
surrounding zoning. R-15 zoning would allow the most of driveways in our Summertree
subdivision to be individual straight driveways rather than shared between adjoining lots.
Our experience has resulted in our primary buyers being down -sizers and seniors. This
market segment would prefer to have straight driveways.
All of the residential lots are proposed to be single family detached homes. We have
included some examples of the type and quality of homes that we expect to be
constructed in this subdivision. Please keep in mind that these elevations are simply
some examples of the types of homes from one builder. The actual homes built or
builder used may be different, but these sketches show what we expect could be
constructed.
The existing house at 4225 W. Cherry Lane would be moved or demolished. We plan to
save as many of the fruit trees located along Summertree Way as possible.
As required by City code we plan to a landscaped lot along Cherry Lane that will serve as
a landscape buffer between the road and our proposed development.
We also plan to construct a sidewalk along the west side of the existing Sununertree
Way, since there is currently only curb in this locations. This will improve pedestrian
connectivity in the area which should be a benefit for the local neighbors.
As requested by City staff and ACHD we will also be stubbing a public road to the large
lot along our western boundary. This lot is not annexed into the yet, but this stub road
will provide access and water to this property in the event they decided to redevelop at
some point in the future. As requested by City staff, we prepared a simple sketch shat
shows one possibility for completion of the road and the configuration of lots on the
neighboring parcel. This is simply one example what could be done, be we recognize
that the layout and configuration of future development of the neighboring property to the
west would depend on the desires of the owner and the vision of their designers. It should
be noted that sewer is shallow in this area and our opportunity to stub sewer to
neighboring properties is limited. Therefore sewer is not planned to be extended in the
stub road to the west.
We request that the City approve the rezone of these properties to R-15 and approve the
preliminary plat for Summertree Subdivision.

NEIGHBORHOOD MEETING
Summertree Subdivision
Summer Woods, LLC is proposing to build a single family residential community on the
property located at 4225 and 4275 W. Cherry Lane. The applications will be for a rezone
and a single family residential subdivision on approximately 2.3 acres.
The proposed Summertree Subdivision will be for a 16 lots. The subdivision will be single
family homes and will be similar type homes we built at Tiburon Meadows Subdivision
located at Ten Mile and Sheryl Drive (approximately one block south of Cherry Lane).
The proposed rezone will be for R-15 with a development agreement to limit the number of
lots to 16 single family homes. The reason for the R-15 is to allow separate driveways for
each home rather than shared driveways.
