On behalf of Heron Village, LLC, we are submitting this Property Boundary Adjustment Application.
The site is 5.5 acres in size and located at 2250 & 2310 N Meridian Road, Meridian, Idaho. The property
is zoned R-40 & C -G. The site has been approved for the development of 5 multi -family buildings under
Meridian file CUP -12-021— Heron Village.
We are proposing to adjust the existing 4 parcels to create 3 building pads and 1 common parcel with 2
buildings. The adjustment of these parcels will assist in the financing of the project and create a general
common parcel that can be easily described for maintenance. We anticipate subdividing the project to
create 5 building pads and 1 common lot in the future. The building pads being created with this
application will be duplicated when subdivided.

A property boundary adjustment application for the above -referenced property was tentatively approved
by the Director on July 3, 2013. This approval was granted contingent upon the completion of several
tasks as required by UDC 11 -6B -8C2 within one year of the date of tentative approval. The Applicant has
now completed the required tasks within the time period allowed. Therefore, the Director deems
the property boundary adjustment is in conformance with UDC 11-613-8 and hereby grants final
approval of the property boundary adjustment.
The Applicant, Director, or a party of record may request City Council review of a decision of the
Director. All requests for review shall be filed in writing with the Planning Division of the Community
Development Department on or before August 13, 2013, within fifteen (15) days after this written
decision is issued, and contain the information listed in UDC 11 -5A -6B.
If City Council review of the decision is not requested, the action of the Director represents a final
decision on a land use application. You have the right to request a regulatory taking analysis under Idaho
Code 67-8003.
