Lorne,
The Council hearing is scheduled for October 15th (Tuesday). Letters of testimony aren't read aloud at the hearing but
they are distributed prior to the meeting to the Mayor & Council for their review. I will mention that I did receive a letter
of testimony from you though as part of my presentation. You also have the option of having a representative attend
the meeting for you if you're unavailable.

Sonya,
I understand a council hearing is scheduled for Golden Valley subdivision sometime in October. Please read this letter to
the council members at the hearing.
I am the president of Mission Coast Properties ID Inc., the owner of Reflection Ridge subdivision, which is located
adjacent to and on the north border of Golden Valley subdivision. We are currently finishing the construction of
Wrightwood Drive which is the main entry into Reflection ridge. A significant amount of landscaping is being installed
along Wrightwood Drive because it is the primary entry into a large and attractive housing development.
I have reviewed the preliminary plat for Golden Valley subdivision dated 7/12/2013 and note that 4 building lots will be
backing onto Wrightwood Drive. Please note the following comments and concerns regarding the lots that will be
backing onto Wrightwood Drive (I believe these are lots 2,3,4 & 5, Block 1):
- Landscaping - We feel very strongly that the homes to be built west of South Carina Avenue which back onto
Wrightwood Drive should complement and enhance the extensive landscaping being constructed in
Reflection Ridge. This is the main entry into Reflection Ridge. Since these homes will be very close to
Wrightwood it is extremely important that extensive landscaping be installed from South Carina Avenue
going west to the end of the western property line.
Design features on the rear of the homes -Since the homes backing onto Wrightwood will be very visible
from the street, we think it is very important that enhanced design features are required on the rear of
these homes. Enhanced design features should include a combination of using several different finish
materials (say wood and stone or other finishes), lots of windows and decorative trim. Lastly, flat walls
should be avoided by introducing several different planes along the rear elevation.
We support the proposal development but strongly encourage the council to insist that enhanced landscaping and
design features be incorporated into the design guidelines.
