Cole Valley Christian Schools Auxiliary Field
As a component of our proposed conditional use of the field located to the east of
our existing campus at 200 East Carlton Ave, Meridian, Idaho, 83642, this document
will serve as a narrative describing:
1. Acquisition Strategy/Intended Use
2. Development Plans
3. Parking/Traffic Impact
Acquisition Strategy/Intended Use
Cole Valley Christian Schools (CVCS) has occupied 200 East Carlton Ave, Meridian,
Idaho, 83642 since 2002 for its 7th -12th students. In 2006, CVCS administration
identified the need for a'green' auxiliary field to facilitate academic, community and
athletic activities related to the existing deliverables made on the Secondary
Campus. These deliverables include:
1. 'Green', outdoor Academic space for science, physical education and general
instruction
2. Community space for advisory classes (small group meetings held weekly by
staff and students) and meeting space for existing campus population
3. Athletic field space for physical education classes, cardio training, football
practices (currently shuttled to Settlers Park EVERY practice day) and non -
Varsity, home football games (currently shuttled to Settlers Park EVERY
game day)
This intended use will not increase the existing student, faculty or administration
population currently operating at the Secondary Campus. It simply represents
auxiliary space for existing deliverables.
Development Plans
As auxiliary 'green' space is the goal of this property, our proposed development
plan reflects that. We intend, upon approved conditional use and formal acquisition
of the property, to:
1. Remove and properly dispose of all structures on the property
2. Disc and level the ground on the property (while retaining a small number of
trees currently located on the property)
3. Make proper repairs on existing drainage and irrigation infrastructure
4. Install a complete irrigation system to support proper water maintenance of
a grass field
S. Seed property with a to -be -determined grass variety aligned with auxiliary
field intended use
As this proposed effort does not, include 'development, we are confident that the
efforts will be constrained to the property and not impact local traffic and
easements.
Parking/Traffic Impact
As described above, this auxiliary field development will NOT increase existing
student, faculty or administration population currently operating at the Secondary
Campus. In our assessment of potential parking impacts, we believe there will be no
additional parking required other than what is currently supported at our
Secondary Campus. Additionally, we expect a DECREASE in traffic during our
football season and physical education periods, as we will cease to carpool students
to Settlers and Storey Parks as our proposed auxiliary field will be sufficient to
conduct those activities.
In closing, the CVCS Auxiliary Field is a substantial component of our ten-year plan
to occupy and deliver Christian education at our adjacent, Secondary Campus
located at 200 East Carlton Ave, Meridian, Idaho, 83642. It provides us much needed
'green' space for our existing academic, community and athletic deliverables. Any

• Parking is a major issue during events, when cars park along the narrow section of Carlton, it becomes a
single width drive aisle.
• Concerns regarding the actual property lines on the East border were brought to light by residents. CVCS
desires to honor the correct property lines even if that means giving up a strip of land.
• Apostolic Church expressed concern over increased traffic and parking lot use.
• Concern was expressed on storm water drainage on the SE corner of the lot. CVCS would plan on correctly
burying the storm drain to properly connect to existing line running under Washington street.
• Attendees were interested in receiving progress updates as much as possible.

Neighborhood Meeting Thursday, September 12, 2013, 6:00 pm
To Area Property Owners,
You are receiving this letter due to your proximity to Cole Valley Christian Schools' secondary campus
located at 200 E. Carlton Avenue in Meridian. We are currently pursuing the acquisition of the property
on the corner of 2'/ Street and Carlton Avenue which is across the street from our campus for the
purpose of developing a multi-purpose grass field.
As a local property owner, we would like to invite you to a brief neighborhood meeting to be held in our
auditorium at 6:00 Pm on Thursday. September 12. The purpose of this meeting is to facilitate
discussion with our neighbors, and give you an opportunity to ask any questions you might have.
Though we do not anticipate any major impacts to those around us, we welcome the opportunity for
dialogue with anyone who is interested.
We look forward to seeing you Thursday, September 12.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-5A-5.
