To Whom It May Concern,
Please find attached the application for the rezone of a parcel located on the south west corner of
Pine and Nola Roads (Parcel Number R6108100030). It is proposed that the property (approx. 1
ac.) be rezoned from industrial (I -L) zone to limited office (L -O) zone.
Raising Angles Daycare is currently located just west of the proposed property at 1125 E. Pine
Ave and has grown out of its current location. With many large employers building new facilities in
the local vicinity of the daycare, the need for childcare services has grown substantially over the
last few years.
The rezone of this property will allow for a new larger facility to be built near the employment
centers that have developed in the Pine Street and Eagle Road area. The property also lies on
the border between the industrial zone and commercial and residential zones making it an ideal
location for daycare services.
The project has access to both Pine and Nola that will allow for good traffic circulation.
Domestic utilities including water and sewer mains are available at the property boundary to the
North and have been sized to service this project. Storm drainage will be retained on-site and
directed to subsurface infiltration facilities. Power, natural gas, telephone and cable are all
available at the project boundaries.
