Broadway Ave. Meridian, ID 83642 Re: Jack's Place Subdivision Project Narrative for Final Plat To Whom It May Concern: This letter is to inform the City of Meridian's Planning and Zoning Department that Dave Yorgason with Tall Timber Consulting, LLC is an agent acting on behalf of Jack's and Jessee Place, LLC, which is in the process of developing the approved Jack's Place Subdivision. The following is a narrative to accompany the final plat application subdivision. For reference, the case numbers for Jack's Place Subdivision are: AZ-13-006 and PIP-13-010. The Finding of Fact and Conclusions of Law for annexation and preliminary plat were approved by the City Council on September 3, 2013. The Development Agreement and Ordinance for Annexation (Ordinance No. 13-2575) were approved by the City Council on September 10, 2013. The final plat is in conformance with the approved preliminary plat far Jack's Place and the final plat as submitted meets the requirements and conditions of approval. Jack's Place conforms with all the requirements and provisions of the UDC and with acceptable engineering, architectural and surveying practices and local standards. The entire Jack's Place Subdivision will be final platted as one phase only. Regarding the construction of the improvements, no amenities {i.e. tot Lots} will be built as this site is a small infill of less than 5 acres. The residential portion of the site will be constructed like other traditional residential developments. The commercial portion of the site will be constructed similar to other commercial developments in that al( utility stubs will be provided to the commercial lots. However, since the actual size and footprint of the commercial buildings is not yet determined, a few improvements will not be built until a later date, including: 1) the access connection through Lot 10 to the southern parcel, 2) the internal parking and 3} the landscaping that is internal to the commercial area. To ensure the condition of access to the south is Page 1 met, the final plat does show the required access easement. Prior to constructing the commercial buildings we will come back to the City for Design Review approval and the construction of these remaining items will be addressed at that time.
