The public hearing notice was sent to Mission Coast Properties ID, Inc., 1409 W. Main St, Ste 110, Boise, ID 83702, per the owner info from the Ada County Assessor's office. Single-family residential is not subject to design review standards. However, with Reflection Ridge, Staff was concerned that the elevations approved with the DA may not fit on the lots. Doesn't seem right to me.. I was not notified of this hearing and I would have liked to appear but am out of town today. Reflection Ridge must adhere to strict guidelines, however, the development immediately adjacent only has to abide by basic guidelines. Why is there no transition area between the two? Yes, it's scheduled before the Commission tonight-the meeting starts at 6 pm I have recently seen the site layout and noted that there is very little green space setback off Wrightwood past the entry into the Eastwood Subdivision. I also noted that the developer could provide more green space along Wrightwood by narrowing some of the lots within the subdivision. Will the City be requiring more green space setback along Wrightwood and will the new homes facing Wrightwood have design guidelines that require all homes to have enhanced design features on the back of the homes? A 20-foot wide street buffer is required adjacent to Wrightwood (condition #1.1.5a); no specific design guidelines are required for homes that back up to Wrightwood. We are trying to ensure that all homes in the immediate area of Reflection Ridge have enhanced green space and design features. There is not a current application on the Eastwood property; the preliminary plat has expired. When a new development application is submitted, it will need to comply with current UDC open space requirements. If Wrightwood is classified as a collector street, a minimum 20-foot wide landscaped street buffer will be required. Reflection Ridge has now been approved and as you know we are committed to investing heavily in this subdivision to insure it is high quality with lots of green space and enhanced design guidelines for the homes. This is consistent with the existing homes in the East Slope subdivision to the south. We have reviewed the Eastwood site plan and are concerned about the lack of landscaping along our common property line on Wrightwood Drive. As one enters Wrightwood off Locust Grove, the landscaping on the Reflection Ridge side is extensive, however, there is very little on the Eastwood Subdivision side except fora 50 foot green space for the first 120 feet. We believe there should be considerable green space along the entire frontage of Wrightwood. Reflection Ridge has a green space ratio of 17%, East Slope subdivision has plenty of green space, however, Eastwood has only 10% green space with very little on Wrightwood. We are also concerned that the quality of housing will not be consistent with East Slope Subdivision or Reflection Ridge. Is it possible to ensure that the design guidelines will include required enhancements to the rear of the homes fronting on Wrightwood Drive? Please let me know if you are responsible for Eastwood subdivision so we can work with the planning department to ensure the success of our communities. Thanks Lorne Duthie Mission Coast Properties
