"Tustin "C:i~t.~.is a proposed single-family subdivision located on East McMillan Road. The Parcel and Township/Range/Section for Tustitif:U/~?.are; 85147490514 and 4N 1E SEC 30. Tustin ~t„f0,' is 15.26 acres in size and is currently zoned R-4 in the City. We are propositg a 541ot subdivision with 44 buildable fats (single-family) and IO lots of cornmon/apen space. "1'he carnmon/open space totals 1.76 acres, which is 12.I % of the overall site; this exceeds the required i 0% required by UDC 11-3G-3B Ordinance UDC l 1-3G-3C states for developments (as stated ni staff at pre-app meeting) similar to TustinT,Ml.~ . should have one amenity. We are also proposing are amenity for'Tustin No. 2. With approval from staff our first amenity is over 15% of overall open space. 'This 15% is achieved by combinittg the 12,1 % of open space from Tustin`1".enf:~with the existing open space from Tustin No. 1. Since both Tustin No. l and Tustin'~'.W'!~3.rvi11 be under the same HOA their combined open space can be used as art amenity for bath. Plus we also have another amenity of the 10' u~idc asphalt regional pathway along the northside of Lemp Canal which is necessary lick in the overall regional pathway system to north Meridian. The report itself will be issued as soon as the labwork is completed. We anticipate completion and report delivery by the September 9, 2013. On August 26, 2013 three 16' baring and one 20' boring were drilled on the referenced project. See the at#ached Aerial Photo. This engineer logged and sampled the borings and submitted the soil samples to multiple soils laboratories for analysis. The following design information is provided based upon observed conditions. • A foundation bearing pressure of up to 3000 psf is acceptable for foundation design for bath residential structures and the required onsite bridge. This is based on foundations be founded upon the native pitrun type sand and gravel or structural fill that extends to these soils. • Gravels were contact at 3.5 to 5.0 feet below the existing ground surface. • Free draining gravels with a percolation rate much greater that the design limit of P=8 incheslhour were encountered in all boring at 6.0-6.5 feet below the existing ground surface. • Groundwater was encountered in three of our Borings (B2, B3, & B4) at 16.0 to 16.5 feet below the surface. The other boring was dry at 19.5 feet. • It is anticipated that a reduction of two inches of sub base, in a standard AGHD pavement section, (2.5", 4.0" 14.0")will be justified by R-Value testing of the subgrade sails.
