Enclosed are annexation and zoning, and preliminary plat applications for Spr~rwirag Orchard
East-an expansion of the Spurwing Greens development.
Specifically...
® Annexation: Far a total of 26.53 acres, a portion of which was previously platted in Ada
County as Lot 10, Black 1 of Westwing Estates Subdivision, a county non-farm project.

® Proposed Zoning: R-~~~,,1Vlecliutrz'=17ertsity Residertti.ccl, to replace existing County RUT.
~ Preliminaryy_plat. A 63-lot, single-family residential expansion of the Spurwi~tg Orchard
area, located on 25.85 acres immediately east of the Spurwing Greens project.
There is a "Pernurnent Ri.gh.t-of--Way Lasern.erzt" by and between the prior owner and ACRD
connecting N. Calcutta Ave., a public street platted in Spurwing Greens Subdivision Na. 2 and
N. Double Eagle Lane, a private street platted in Westwing Estates Subdivision. The physical
connection of the two streets will necessitate a future action between ACRD and the Westwing
Estates owners.
We propose la replace that easement by aligning the E/W street in Spurwing Orchard East in its
general location, then terminating that street at a landscaped common lot but providing a future
access easement fo N. Double Eagle Lane. Pedestrian access will be provided between the two
protjects if Westwing residents concur, as they are expected to do given their input at the June
13`' neighborhood meeting.

public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
