Dear Sonya:
On behalf of Providence Properties, LLC, we have reviewed the staff report received August 30, 2013, for the
project referenced above and offer the following comments.
We offer no objections to the site-specific conditions of approval and associated comments except for the
following:
Staff Analysis: Preliminary Plat
• Sidewalks: The original ACRD staff report included a requirement that sidewalks be constructed along
Ustick Road. However, as the sidewalks were constructed with the improvements to Ustick Road, ACHD
removed this requirement when they issued their final report.
• Open Space: At our pre-application meeting with city staff, we were told that providing 10% open space
plus a site amenity was required even though our site was less than 5 acres. As a result of this
information, we adjusted our design. In light of the information to the contrary presented in this staff
report, we would like to reserve the right to reduce the amount of open space and increase lot sizes at
final design should we choose to do so. Pedestrian connectivity will still be provided to Ustick Road as
required.
Planning Department Site Specific Conditions of Approval
• 1.1.2: This requirement states that fences along common areas must be no taller than 4' in height. We
would like to request that this be revised to allow for an increase in solid fence height to 6' at the
intersection of the rear plane of the house to afford more privacy for residents.
• 1.1.4: We do not contest this condition assuming that the open space request discussed above is
approved. The final layout may vary slightly as discussed above.
