Applicant Response to Staff Report9233 WEST STATE STREET ~ BOISE, ID 83714 ~ 208.639.6939 ~ FAX 208.639.6930 September 4, 2013 Project No.: 13-047 Sonya Watters City of Meridian 33 East Broadway Avenue, Ste. 102 Meridian, ID 83642 RE: Golden Valley Subdivision -4515 South Locust Grove Road -Meridian, ID PP-13-020: Response to P&Z Staff Report Dear Sonya: On behalf of Providence Properties, LLC, we have reviewed the staff report received August 30, 2013, for the project referenced above and offer the following comments. We offer no objections to the site-specific conditions of approval and associated comments except for the following: Planning Department Site Specific Conditions of Approval • 1.1.2: The total open space for the project is 0.87 acres, but the total qualified open space is 0.76 acres, which totals 10.1%. We would like to revise this note to state that the applicant shall provide 0.76 acres (or 10.1%) common open space. • 1.1.4.a: Lots 3 and 4, Block 2, will be rotated from east-facing lots to south-facing lots, which will grant the necessary street frontage. • 1.1.4.b: The plat will be revised to state that the minimum dwelling size shall be 1,400 sf. • 1.1.5.a: The 20-foot wide street buffer adjacent to E. Wrightwood Drive places an undue hardship on this property. The original Eastwood applications were not required to meet this requirement, nor were the developers of Reflection Ridge, as they were allowed to construct Wrightwood Drive within such a close proximity to this property. The developers are working with the owners of Reflection Ridge and have agreed to create a buffer area as shown on the proposed preliminary plat, but providing 20' of buffer severely impacts the buildable area of the affected lots and places the entire burden of compliance with Code on the developer of this project. We request that the design be approved as proposed. • 1.1.6: We request that this note be revised to change Ustick Road to Locust Grove Road. Public Works Department Conditions • 2.4: We are not proposing any public water/sewer mains outside of the public right-of-way. The mains will connect as proposed in Wrightwood Drive.
