Van Auker related to Cope Subdivision (AZ 06-037) dated December 20, 2006. Meridian Auto Ma1I LLC acquired the subject property from Mr. Ronald W. Van Auker in September 2012. The original development agreement was recorded January l2, 2007 as Instrument No. 107005525, Ada County Records. This recorded development agreement depicts the construction of a four stony hotel with two outlying retail pads. The current owner is proposing a phased development for the project. The initial phase of the project is an approximately 10,800 square foot automotive sales and service facility, with an additional adjacent 15,500 square foot building pad for future potential expansion. As a part of this first phase of the work, two additional outlying building pads will he created for future development. The attached. site plan drawing depicts the modified proposed development of the site. The anticipated future .use of the southeastern approximately 4,100 square foot building pad is a retail car wash facility. The anticipated future use of the southwestern approximately 1,600 square foot building pad is a retail coffee shop, fast food restaurant, or similar use with possible drive thzaugh. The futw•e potential expansion of the automotive service facility will expand the use of this facility to a full service automotive dealership.
