Dear Mr. Parsons:
Attached to this letter is a Conditional Use Permit application for the proposed Linder Springs
development. This application includes parcel 50425336050 and a portion of parcel 81527270040.
This property was annexed and zoned under application AZ-03-006. Other previous applications
include PP-07-011; a Development Agreement recorded inst. #103137116 and DA Modification
recorded inst. # 107145935.
Property Boundary Adjustment PBA-13-014 and a Final Plat FB-13-032 are currently being processed by
the City. The purpose of these applications is to have one parcel when finalized.
The current zoning is approximately 6.84 acres of C-G. A Conditional Use Permit is needed for multi-
family residential within the C-G zone. This multi-family development provides a transition from the
commercial lots to the west and the future single family development to the east.
Linder Springs is a 96 unit townhouse development consisting of 4 and 8-plexes. Each unit is two
stories. There is a mix of three floor plans consisting of A) 64 - 2 bed/2.5 bath, B) 24 - 3 bed/2.5 bath,
and C) 8 - 3 bed (1 main level)/2 baths. Two hundred and six (206) parking stalls are provided including
97 covered stalls.
The building design approach of this project was to create quality livable housing which integrates into
the fabric of the neighborhood. The Architectural theme is reflective of the a modern mountain
northwest design with quality materials such as cement board siding, wood beams and columns,
corrugated metal, and 30yr architectural shingles, giving this project uniqueness and appeal.

The development is planned to construct in four phases, please see Phasing Exhibit. The first phase
will include the clubhouse, three 8-plexes to the west and north of the clubhouse and all
parking/asphaltareas. The second phase will include two 8-plexes and four 4-plexes to the east and
north of the clubhouse. Phase 3 will include one 8-plex and four 4-plex at the southeast area of the
property and the final phase four will include one 8-plexes at the southwest area of the property.
The main access will be from W. Deer Crest St. All driveways within the development will be private.
ACHD has confirmed that a traffic study is not required.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-SA-SD, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-SA-5.
