This phase consists of 12 buildable lots, 2.55 acres of common area, on a total of 5.41 acres. The Final Plat and associated construction drawings follow the Findings of Fact, Conclusions of law and Decision & Order for the approved rezone, preliminary plat and variance approved on November 24, 2009. This phase had to trail Phase I as the developer and our team worked through the northern boundary and the easements pertaining to the Ridenbaugh Canal. We are happy to move forward and include this phase of construction that includes a 50' landscaped walkway bordering the Ridenbaugh Canal. This amenity will safely lead citizens and neighbors along the canal in a landscaped corridor. Reflection Ridge Phase II encompasses the comments and site specific conditions of approval from the City of Meridian and its staff. Reflection Ridge meets all of the requirements and conditions from the preliminary plat submittal and meets the City's Unified Development Code for residential subdivisions. The engineering, surveying and landscape architecture practices conform to local standards and exceed requirements. The developers and our team have planned, surveyed, engineered and designed a residential plan we feel will be an asset for the City of Meridian and an example of planning design for the Meridian. We look forward to construction and moving forward with the city and request approval of the Final Plat for Reflection Ridge Phase It.
