Oakcreek Subdivision No. 3
Project Narrative
Oakcreek LLC hereby applies for a final plat of 34 single-family residential lots and 8 common lots
on 9.50 acres for Oakcreek Subdivision No. 3.
The property is currently vacant. North of the site are phases 1 and 2 of Oakcreek; to the south and
east are unplatted parcels zoned RUT in Ada County; and west of this phase is property owned by
the applicant which will be incorporated as part of The Oaks. The gross density of the final plat is
3.58 dwelling units per acre, with a net density of 4.42 dwelling units per acre. The minimum
property size is 6,143 square feet, with the average property size being 7,382 square feet.
The preliminary plat was approved on October 28, 2008. Oakcreek Subdivision No. 1 was signed
by the Meridian City Engineer on September 20, 2010. Oakcreek Subdivision No: 2 was signed by
the Meridian City Engineer on April 14, 2012.
The final plat is in conformance with the approved preliminary plat and meets all requirements or
conditions thereof. The final plat conforms with all requirements and provisions of the UDC and
was prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. The property was annexed under Ordinance No. 09-1393, which was recorded as
Instrument No. 109002090. The applicant entered into a Development Agreement, recorded as
Instrument No. 109009629, records of Ada County, Idaho.
