I've included the following: 1. Certificate of Zoning Compliance — This certificate is issued by the P&Z Department prior to any plan submittals to the Building Dept. and outlines/reiterates zoning code requirements for specific sites. 2. Order of Approval of C.U.P. — I'm including the cover page and page 10 of this document. (If you'd like the full copy of the project conditions, you can request one be mailed to you by our City Clerk's Office at 208-888A433.) Paragraph 9 refers to the design review requirement for signs and is the only signage condition placed on the developer by the City. 3. Aoproved Site Plan — I made a copy of the ShopKo pad and nearest access drives and proposed pylon signs from the Site Plan as approved by the Meridian City Council. As you'll see, the Plan makes specific reference to the pylon signs as being multi -tenant. 4. June 3 Letter of Approval — Atter the original approval, the Dakota Co. submitted a revised proposal for signage for Phase 1 of the project and this letter outlines the approved standards and number of signs. It also includes a sign rendering. 5. Zoning Code — I'm including a copy of the sign section of our Zoning & Development Ordinance. Height, bulk, fascia size and other specific construction standards for signs are determined on a case-by-case basis. The current ordinance does not address such design standards. Your original proposal was to have 11-12 pylon signs that were approximately 25 feet in height. You have since revisited your sign program and propose a total of two 35 -foot -high (maximum) pylon signs on Fairview Avenue and two 35 -foot -high (maximum) pylon signs on Eagle Road for the initial phase of the project, with monument signage proposed for all users separated from the main "mall' area of the project. The City has no objection to this proposal provided that the 35 -foot height is not exceeded and that the total number of pylons for the entire project is limited to three on Eagle Road and three on Fairview Avenue. The Texas Roadhouse signage is also approved, subject to receipt of a sign permit application and associated site plan to ensure sight triangles are not obstructed. Monument signage will still be reviewed on a case-by- case basis and will not be allowed to displace approved landscaping. Lastly, once revisions to the sign ordinance are made, all subsequent signage may be subject to more restrictive requirements than those outlined here.
