Rey Revision to the Approved Sign Program for Silverstone Corporate Center
A revision to the approved Planned Sign Program regarding wall signs was made on 5/6/04. See below
for the approved changes.
The number and types of approved signage are as follows:
Center /Commercial Signs (the lamer signs on Overland and Eagle Roads)
• Total # of allowed Center/Commercial type signs = 4 (two on Eagle and two on Overland)
• Sundance/Carson is applying for all four (4) of these signs with the Planned Sign Permit and all are
approved by P&Z. Sundance intends to construct these in the near future. The Building
Department should pay particular attention to the fountain design details on the main project sign.
Single Building Signs (the smaller signs to identify each individual building in the proiect)
• Total # of allowed Single Building type signs = 28
• Sundance/Carson Architects is applying for two (2) of these signs right now (Silverstone Point's
sign on Overtand and Goldstone Plaza's sign on Eagle). P8Z has approved both of these. The
remaining 26 signs will require separate building permit applications.
• Each of the future signs must be in conforrnance with the design approved under this Planned Sign
Program (see SheetA-1, 7-25-01).
• Sundance has requested that three (3) of the buildings be allowed two (2) signs each since they
are located on comer lots. These buildings are Goldstone Plaza, Lakestone Plaza and Silverstone
Point (highlighted in blue on the approved plan). As long as the maximum background area square
footage for a single sign in that zone is not exceeded on both signs, these are approved.
Wall Signs
• The application states there will be one (1) per tenant. Each of these future signs will require
separate sign permits.
• All wall signs will be individual lettering style and shall not exceed 24" in height per lease
agreement.
• In no circumstance shall the combined wall sign background area of all tenant signs be allowed to
exceed 18% of a single wall face.

Applicant should note that, as can-ently shown on the Building Signage Site Plan, the Blackstone
Center sign does not meet the minimum one foot setback from front property line. This can be verified
upon submission of the actual sign permit.
STAFF NOTE; As each building and wall sign permit is submitted in the future, we should track each
approval on the enclosed, approved Planned Sign Program site plan. Daunt said individual building
permits would not be required for the gate house and archway features within the project.

SIGN CRITERIA
All of the Tenant's signs shall be designed, constructed and located in accordance with
the procedures established in this Lease and these sign criteria are subject to approval by
Landlord.
1. GENERAL REQUIREMENTS:
A. Tenant shall submit to Landlord for approval prior to installing and before
fabrication, ONE (1) copy of detailed drawings indicating the location, size,
layout, design, and color of the proposed signs including all lettering of
graphics.
B. Tenant must obtain and pay for all permits for signs and installation.
C. Landlord has the right to approve Tenant sign installation.
D. All of the Tenant's signs shall be constructed and installed at Tenant's sole
expense.
E. Even after design approval, no signs shall be installed without advance notice
to Landlord, and if Landlord elects, under the supervision of Landlord or its
agent or contractor.
2. GENERAL SPECIFICATIONS:
A. No animated, flashing or audible signs will be permitted.
B. No exposed lamps or neon tubing will be permitted.
C. All signs and their installation shall comply with local, building and electrical
codes.
D. All conduit cabinets, conductors, transformers and other equipment shall be _
concealed.
E. Individual tenant pylon or pole signs will not be permitted.
F. No sign of any sort will be permitted on canopy roofs or building roofs.
3. DESIGN REQUIREMENTS:
A. Identification signs shall be designed in a manner compatible with and
complementary to the adjacent and facing storefronts and the overall design
concept of other tenants in the SilverStone Corporate Center.
B. Tenant signs shall comply with the following requirements:
(1) All storefront signs are to be individual letters.
(2) Letters are to be Tenant's color and in all events compatible
with existing SilverStone Corporate Center signage and subject to
Landlord's approval.
(3) Lettering shall be applied directly to the designated signage
area or accent entry locations conforming generally with the
following requirements (but subject to adjustment by Landlord).

a. The overall length of the sign area shall not exceed a
length equal to one-half the designated sign area or 15
feet, whichever is smaller.
b. .The maximum height for the sign area shall be 2" above
the accent stripe and 2" below the form line on the
designated sign area.
c. Individual letters shall not be greater than 24" high.
(4) Company Logos will be allowed only at Landlord's
discretion.
4. CONSTRUCTION REQUIREMENTS:
Tenant shall indemnify, defend (with counsel selected by Landlord in its
reasonable discretion) and hold harmless Landlord and its employees, agents,
officers, and directors from and against any claims, demands, penalties, fines,
liabilities, settlements, damages, costs, or expenses of any kind or nature, known
or unknown, contingent or otherwise (including reasonable attorney fees and
costs), arising out of Tenant's installation, maintenance, repair, replacement, or
removal of any signs in or on the Building.
5. REMOVAL OF SIGN:
Tenant shall be responsible for removal of the sign(s) in accordance with the
Lease Agreement.
6. MISCELLANEOUS REQUIREMENTS:
Except as provided herein, no advertising placards, banners, pennants, names,
insignia, trademarks, or other descriptive material shall be affixed or maintained
upon the glass panes and supports of the show windows and doors, or upon the
exterior walls of the building storefront without Landlord's prior written approval.
This Agreement, and the items contemplated herein, are subject to the requirements of
the approval by appropriate governmental agencies having jurisdiction over the subject
matter covered herein. Landlord makes no representation or warranties that such
approvals can be obtained or requirements met, and in the event such approvals cannot be
obtained or such requirements cannot be met following execution of said Lease, or at any
time during the existence of said Lease, then this Sign Agreement shall become null and
void only to the extent that such requirements and approvals cannot be complied with,
however; the remaining provisions of this Agreement, and said Lease to which it is
attached, which are capable of being complied with shall continue to remain in full force
and effect.

2. Standards:
a. Design: The sign shall incorporate materials, colors and a design motif that is compatible with and
complements the architectural theme and style of the building or complex for which the sign identifies. Sign designs
shall reflect a common theme and incorporate similar design elements in terms of materials, letter style,
illumination, sign type and sign shape.
b. Sign Location: Free-standing signs shall be located as near to the primary access driveway as practical. Free-
standing signs in commercial and industrial zones shall not be closer than one hundred fifty feet (150') from any
residentially zoned property. Distance, for the purpose of establishing location, shall refer to the linear distance in
either direction on the street to which the sign faces only.
c. Number: One center sign per one-thousand feet (1000') of street frontage, or fraction thereof, may be permitted.
In addition to the main center sign, one (1)free-standing sign for each building within the center is permitted, with
size and background area in accordance with Tables C-G, provided that no sign exceeds a height of ten feet (10')
and background area of seventy (70) square feet.
d. With the exception of roof signs, wall signs are permitted in any number, location, or orientation, except toward
an adjoining residential property, provided that the total square footage does not exceed 18% of the wall face upon
which the sign is placed.
e. Sign height and placement shall be consistent throughout the development site.
