Site Specific Conditions of Approval 1. `1'he proposed duplex shall take access from the common driveway in the location approved with the final plat. 2. The site/landscape plan, dated OI/18/13, is approved (stamped "approved" an 04/24/13 by the City ofMeridian Planning Division) with no changes. 3. The elevations prepared by Tomlinson Designs, dated 04/15/13, labeled Sheet A3, are approved (stamped "approved" on 04/24!13 6y the City of Meridian Planning Division} with no changes, 4. The applicant shall construct all proposed fencing and/or any fencing required by the UDC, consisteirt with the standards as set forth in UDC 11-3A-7 and 11-3A-6B. 5. The site/landscape plan and/or building elevations shall not be altered without prior written approval of the City ofMeridian Planning Department. Conditions Document The Villas Duplex CZC DES Process Conditions of Approval 1. No signs are approved with this application. Prior to installing any signs on the property, the applicant shall submit a sign permit application consistent with the standards in UDC Chapter 3 Article D and receive approval for such signs. 2. The applicant shall complete all improvements related to public life, safety, and health as set forth in UDC 1 l -5C-3B. A surety agreement may be accepted for other improvements in accord with UDC 11-SC-3C. 3. The applicant shall pay any applicable impact fees prior to the issuance of a building permit. 4. If any changes must be made to the site plan to accommodate ACHD requirements, the applicant shall submit a new site plan to the City of Meridian Planning Department for approval prior to issuance ofthe building permit. 5. The applicant shall complete all required improvements prior to issuance of a Certificate of Occupancy. It is unlawful to use or occupy any building or structure until the Building Official has issued a Certificate of Occupancy. Ongoing Conditions of Approval 1, The applicant and/or assigns shall have the continuing obligation to provide irrigation that meets the standards as set forth in UDC 11-3B-6 and to install and maintain all landscaping as set forth in UDC 11-3B-5, UDC 11-3B-13 and UDC 11-3B-14. 2. Linder Rd. Dear Bill: As part of the improvements The Villas ~ Lochsa Falls development, Arete Investments Group, LLC is proposing to convert 5555 N. Linder Road from a large single family residence into a duplex. The end units will be 2433 sgft and 1436 sgft respectively, and each will have a 2-car garage and over 650 sgft of unfinished basement space. The current lot size for this property is 2.6 Acres. The eventual lot size will be just over .3 acres. In both scenarios, we meet all setback requirements for the R-8 zoning that was approved. In addition, each unit will have its own private entrance, private yard space, separate Electrical, HVAC and Plumbing. The units will be separated by tJL listed 1-hour fire-rated assemblies (U305 and L507). Vehicular access will be provided from the existing access point off of Linder Rd. The PPM was approved for 3 lots taking access from this point and we later reduced to 2 lots. Therefore, using the house to the North as a duplex puts us back to 3 dwelling units using this access point-and conforms exactly with what was approved. We will be abandoning the non-conforming garage space and converting it to liveable space. As such, we will be building a new 4-car garage to accommodate parking. The driveway exceeds ~ additional parking areas as well. The exterior will be completely refinished with full stucco. We will also be adding some pop-outs and potentially some stone accents as we finish out the stucco. Landscaping will be added to conform to the approved PPM. Our entire purpose of this renovation is to reconfigure this house and make it a viable living option in the community.
