This should be A.4. TELEPHONE (2081323-1919 /FAX 373-7523 With respect to staff s recommendation to add another style of siding as an accent material, we believe the combination of stucco, stone and siding reflected on the submitted drawings, provides the necessary architectural variety and that further changes are not warranted, nor will they improve the esthetic value of the elevations. Page 7 Common Open Space -Staff has requested revised open space calculations should be submitted that demonstrate compliance with this requirement. The project architect has submitted data, attached herewith, that confirms we meet the open space requirement. Site Specific Conditions of Ap rp oval 1.1.4 In listing amenities staff includes a "5,261 square feet club house." As we are still making final design modifications to the club house, we ask that this condition reference only the club house and not square footage. 1.1.5 Staff is requiring that amenities be completed the earlier of issuance of Cofl~ for the eleventh building or July 15, 2014. We are highly motivated to complete the amenities in a timely manner. However, the area designated for the amenities will be used for staging and construction access to the surrounding apartment buildings. Attempting to complete these amenities prior to Condition Use Permit 13-005 Red Tail Communities, LLC June 5, 2013 Page 2 completion of these building could cause delays in construction, increased cost and potential damage to the subject amenities. We therefore request that the completion date for the project amenities be tied to the earlier of issuance of CofO for the twelfth building, or twelve months from issuance of a CofO for the club house building. 1.1.13 Staff is requiring that the "sound attenuation wall/buffer combination shall be constructed prior to issue of CofO for the first structure." As required, we will provide surety for the construction of this wall buffer. This wall/buffer will be located approximately ten feet west of the three apartment buildings adjacent to Meridian Road. It would be much more efficient /cost effective and safer to construct the berm /wall after the vertical construction of the subject buildings are complete. Further, it would be difficult to avoid damage to the subject retaining wall and fence if it were installed prior to construction of the adjacent apartment buildings. Accordingly, we request issuance of CofO for these three buildings be contingent on completing the subject sound attenuation berm /wall. 2.20 20 Public works is requiring record drawings in AutoCAD prior to "issuance of a certificate of occupancy for any structures within the project." This condition does not specify which drawings. We want to confirm this is for sewer and water, not buildings.' 5.1 Republic Services requested a site plan showing dumpster locations. Project architect has received an approved site plan from Republic Services. Finally on 1.3.2 we simply want to clarify this standard applies to mature deciduous trees only.
