The site is 4.38 acres in size, which is located at 1187 E. Fairview. Touchstone Place is proposed as a Multi -family development with 22 lots. One out of the 17 lots will be an open/park space. The remaining 16 lots will have one 4-plex placed on each one. Each unit will be a 2 bedroom, 2 baths, for a total of 986sf. There will be a total of 64 units total; one unit will be retained as an onsite property management office. This management office will also be used as onsite storage for use by the property manager (for ice -melt, lawnmowers, maintenance items, etc.). Parking for Touchstone Place will have a total of 141 stalls. Of these 133 will be standard 9'x18' parking stalls, and 8 will be HCAP van accessible stalls. There is one 7 Rack bike rack. Each unit will have one assigned stall underneath a carport (64 total). Each carport will continue the architecture from each four-plex. Zoning currently for the Touchstone Place is R-15. The uses and zoning surrounding the site are; C -G and RIM to the north (vacant), R-8 to the east (single family), R-8 to the south (single family, Danbury Fair Subdivision), C -G to the west (commercial). The Gross Density per acre is 14.61. Broadway Ave Meridian, ID 83642 RE: Conditional Use Permit for Touchstone Place Subdivision Dear Commissioners and Council Members: On behalf of Iron Mountain Real Estate, Inc. we are submitting this Conditional Use Permit for the Touchstone Place subdivision (Zoned R-15). We are asking that Touchstone Place be granted a multi -family use with our new site plan. Please consider the following items: 1. The Site Plan complies with design requirements for a Multi -family development in the City of Meridian. 2. Site analysis reveals that all utility services existing and can be extend into the site. 3. The site design is compatible with comprehensive plan for this area. On July 17th, 2006 Touchstone Place was granted a multi -family use (CUP 06-021) with a different site plane. The current site plan consists of 22 lots, 16 of which are proposed as multi- family residential lots. All 16 multi -family buildings will be 4-plexs. The Site Plan includes six common area lots; one for a private drive aisle with parking lot, five for open space lots. The 5 open space lots will be used for; a city pathway, a large centrally located open space with a gazebo and tot play area, and the remaining 3 open spaces will be used for buffering. The site is 4.38 acres in size, which is located at 1187 E. Fairview and zoned R-15. Touchstone Place is proposed with 22 total lots; 16 that are multi- family residential, and 6 common lots. All the residential buildings will be 4-plexes. The original Development Agreement was recorded on 11/30/2006, with and hrstrument number of 106187189.
