The short plat is necessary to facilitate resolution of an outstanding Land and Water Conservation Fund (LWCF) conversion process on a portion of Storey Park, specifically Assessor's parcel 51118222720, an 18.81 acre parcel located in T3N, R1E, Section 18. The plat will create four (4) lots. The property is currently zoned C -G and no change is requested. The proposed lot configuration accomplishes four goals: • Define the original 3.81 acre city park as Lot 1 ensuring that future conversion issues cannot be brought against the park due to existing uses outside the realm of outdoor recreation occurring within this lot, such as the Chamber of Commerce building. • Define an 89,332 square foot Lot 3 for potential trade value to acquire an adjacent property to add to the park proper. • Define a 20,000 square foot Lot 4 for use as a well lot. • Define the remainder of the existing park property acquired utilizing the LWCF funding as Lot 2. The proposed plat also delineates new and existing easements to cover utility and irrigation infrastructure already installed underground. Currently, the 18.81 acre property is a partially -developed City park, properly known as Storey Park. Approximately 3.75 acres are undeveloped, and has historically been used as overflow parking for special events and Meridian Speedway parking. The developed portion of the park contains a playground, picnic shelters, baseball field (with lights), a softball field (with lights), walking paths, a restroom building, parking lots, a maintenance shop and the Meridian Chamber building. These amenities will remain. Upon development of the remainder of current and future park property, additional amenities such as picnic shelters, additional parking, an access drive to Watertower Street and open play turf areas will be installed. All current and future amenities will conform to UDC requirements.
