ZEBULON VILLAGE SUBDIVISION
FINAL PLAT APPLICATION
WRITTEN NARRATIVE
On behalf of The Traditions by Amyx II, LLP, we hereby apply for a final plat for 40 single-
family residential lots and 6 common lots on 14.94 acres in an R-4 zone. The final plat is in
conformance with the approved preliminary plat and meets all requirements or conditions
thereof. The final plat conforms with all requirements and provisions of the UDC and was
prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. Zebulon Heights Subdivisions Nos. 4 and 5 are west of the site; to the east is
Madison Park Subdivision in Boise; to the south are Zebulon Heights Subdivisions Nos. 2 and 4,
and to the north is the First Baptist Church of Ustick.
Gross density for the project is 2.72 dwelling units per acre, with a net density of 3.29 dwelling
units per acre. A total of 13.92 percent open space is provided, with 2.08 acres of qualified open
space that includes an 8-foot-wide landscaped area adjacent to detached sidewalks. The Settlers'
North Side Canal will also serve as open space, but is not included in the qualified open space
calculation.
Project History:
This site was annexed (AZ-OS-006) as part of Zebulon Heights Subdivision and zoned R-4
(Ordinance No. OS-006). A development agreement (Instrument No. 106111627) was approved
as a provision of annexation. A preliminary plat (PP-OS-008) was approved that included the
subject property. A conditional use permit for a planned development (CUP-OS-019) was
approved with reductions to the minimum street frontage (50 feet on non cul-de-sac lots),
increased block length (for Block 7) and a reduction in density to less than 3 dwelling units per
acre. A revised preliminary plat, Zebulon Village Subdivision (PP-12-009), was approved by the
Meridian City Council on December 12, 2012, for the remaining portion of the annexed
property.
Site Plan:
This final plat contains 40 buildable lots that are currently serviceable with sewer and water.
Pressurized irrigation will be provided by an extension of the existing Alpine Pointe system,
which is owned and operated by the homeowners' association. Storm water will be
accommodated on site through the use of underground seepage beds. The plat complies with the
Unified Development Code including the dimensional standards, landscaping and design in the
R-4 zone. No waivers or variances are required or requested with this application.
