NOTICE OF HEARING
NOTICE IS HEREBY GIVEN pursuant to the Ordinances of the City of Meridian and the Laws of
the State bf Idaho, that the Meridian Planning and Zoning Commission of the City of Meridian will hold a
public hearing at the Meridian City Hall, 33 East Broadway Avenue, Meridian, Idaho, at the hour of 7:00
p.m. on Thursday, March 7, 2013, for the purpose of reviewing and considering the application CUP 13-
001 by Treasure Valley Pediatrics for Conditional Use Permit approval to construct a new 2,265
square foot addition to an existing medical office building for Treasure Valley Pediatrics located 1620 S.
Celebration Avenue (Lot 1, Block 1 of Gala Subdivision).
A more particular description of the above property is on file in the Community Development
Department, 33 E. Broadway Avenue, Meridian, Idaho, and is available for inspection during regular
business hours, Monday through Friday, from 8:00 a.m. to 5:00 p.m. You may contact the Community
Development Department at (208) 884-5533 during regular business hours. A copy of the application is
also available to view on our website at www.meridiancity.org at City Clerks Department/ Development
Applications.
Any and all interested persons shall be heard at said public hearing, and the public is welcome
and invited to submit testimony. Oral testimony may be limited to three (3) minutes per person. Written
materials should be submitted to the City Clerk's Office at 33 E. Broadway Avenue, Meridian, Idaho
83642, (208) 888-4433 or fax (208) 888-4218 no later than seven (7) days prior to the above hearing date
so that all interested parties may examine them prior to the hearing. All materials presented at public
meetings shall become property of the City of Meridian. Anyone desiring accommodation for disabilities
related to documents and/or hearings, please contact the City Clerk's Office at (208) 888-4433 at least 72
hours prior to the public meeting.
The Ada County Highway District may also conduct public meetings regarding this application. If
you have questions about the traffic that this development may generate or the impact of that traffic on
streets in the area, please contact the Ada County Highway District at (n208) 387-6170.

ZWJ Properties, LLC for Preliminary Plat approval consisting of 26 single-family
residential building lots and four (4) common/other lots on 4.38 acres of land in an R-15 zoning
district for Bellabrook Villas (aka Brookside Square) located 300 S. Locust Grove Road;
Treasure Valley Pediatrics for Conditional Use Permit approval to construct a new
2,265 square foot addition to an existing medical office building for Treasure Valley Pediatrics
located 1620 S. Celebration Avenue (Lot 1, Block 1 of Gala Subdivision);
Northside Management for Amendment to the Future Land Use Map contained in
the Comprehensive Plan to change the land use designation on 16.18 acres of land from MU-
C (Mixed Use-Community) to MDR (Medium Density Residential); Annexation and Zoning of
16.18 acres of land with an R-8 zoning district; and Preliminary Plat approval consisting of 64
single-family residential building lots and 7 common/other lots on 16.18 acres of land in a
proposed R-8 zoning district for Woodburn West Subdivision generally located north of W.
Ustick Road, approximately ¼ mile east of N. Linder Road.
