Dear Bill,
On behalf of the owner, BHH Kingsbridge LLC, we are pleased to submit the attached final
plat application for Kingsbridge Subdivision No. 3. The proposed site plan is in
conformance with previously approved applications for the preliminary plat (PP -10-007)
approved on December 28, 2010 and the Rezone (RZ-11-003) and Development Agreement
(MDA -11-006) applications approved for the site on October 18, 2011.
The proposed site consists of the easterly remaining 19.5 acres of the original overall
Kingsbridge Subdivision started in 2005. The Final Plat for Kingsbridge No. 3 consists of
36 residential lots and 3 common lots conforming to the approved preliminary plat.
Although the zoning for the site is R-4, the Development Agreement dictates extraordinary
lot sizes of 12,000 SF minimum with homes sizes at 2,000 SF and 2,400 SF for single and
two-story homes, respectively. In accordance with the approved preliminary plat conditions,
a playground and picnic area will be installed in the central common area of Phase 2 with
the construction of Phase 3. We have attached renderings of the facility for review and
approval.
The site design and construction of Kingsbridge Subdivision No. 3 will conform to all of the
requirements and provisions of the Uniform Development Code and with acceptable
engineering, architectural, and surveying practices and local standards. Development plans
for construction have previously been submitted by John Carpenter, PE of T -O Engineers.
We look forward to your review and approval of our final plat application at your next

Kingsbridge Subdivision Phase 3 has been submitted to Meridian for Final Plat and. construction
drawing approval.
MT1 provided a Geotechnical report in 2004 and a submittal letter in 2011 related to groundwater
depths. During the construction of Kingsbridge No. 2,1 witnessed the construction of deep seepage and
deep utility trenches.
Roadway centerlines are designed to be greater than 3' above the high groundwater elevation.
