CUP NARRATIVE FOR RUSHMORE DEVELOPMENT 8-PLEX APARTMENT COMPLEX
This project will consist of three two-storey apartment buildings containing 8 units each, for a
total of 24 units. Amenities will include a play area with gazebo, covered parking for 48 stalls,
and a storage area.
The apartment buildings themselves will have a residential look, modulated with gables and
pedestrian scaled entrances. Other exterior features are a mixed palette of textures and colors,
mostly done in vinyl for low-maintenance. The base and water table will be done as a two-coat
stucco system to ground the building, and the roof will done as a nice shingle product with a
natural, neutral color.
Landscaping will meet or exceed the City of Meridian's requirements, creating an overall homey,
community feel to the development.

The developer, Rushmore Investment LLC., has recently purchased a parcel of
land in the SW'/o Section 12, T3N, R1W, B.M., being a part of Lot 2 of West Lawn
Subdivision in the City of Meridian. This parcel of I and was formerly submitted to the
City of Meridian as Rushmore Subdivision in 2006. At that time it received approvals for
the re-zone to R-15, a development agreement (instrument No. 109033606) and a final
plat.
Since that time the final plat approval has expired but the development agreement
and re-zone are still in effect.
The new developer, Rushmore Investment LLC., now wishes to proceed with the
project. It will still be known as Rushmore Subdivision and we will be submitting a
preliminary plat and CUP as part of that process.
The only changes to the formerly approved project will be the changes from 6 - 4-
plexes to 3 - 8-plexes and the exclusion of the Meridian Friends Church parcel (formerly
Lot 1) from the project. The developer contacted the Church however they refused to be
par of the project. Otherwise the project will conform to the previously approved
development agreement.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-SA-SD, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment

City. This letter is such notice of an opportunity to review and discuss Rushmore
Subdivision and Conditional Use Permit. This is not a public hearing; public officials will
