Carlton, Suite 201 Meridian, ID 83642 RE: STOKESBERRY SUBDIVISION Final Plat Revisions Dear Mayor and Council: The following comments are in response to the memo from Shari Stiles and Bruce Freckleton dated August 14, 2000: GENERAL COMMENTS: 1. The applicant will the all active irrigation/drainage ditches in compliance with City Ordinance 12-4-13. 2. All domestic wells and septic systems existing on site will be removed in compliance with City Ordinances 9-1-4 and 9-4-8. 3. Street lights will be installed by the applicant in compliance with the requirements of the Public Works Department. 4. The final approval of the Ada County Street Name Committee will be provided. 5. Fire hydrants will be located in coordination with the City of Meridian's Water Works Superintendent. 6. The applicant will install five-foot sidewalks in compliance with City Ordinance 12-5-2K. 7. The applicant agrees to this condition. 8. The pressurized irrigation system will be privately owned and maintained. Plans have been submitted to the Meridian Public Works Department for review and approval. An 0 Et M manual will be submitted. The applicant will install sewer service to the site in compliance with the requirements of the Meridian Public Works Department. 2. The applicant will install water service to the site in compliance with the requirements of the Meridian Public Works Department. 3. The Stokesberry Lateral will piped in compliance with the requirements of the NMID Irrigation District. 4. Underground, year-round pressurized irrigation will be provided to all landscaped areas utilizing existing irrigation water rights. 5. The applicant will provide a 20-foot wide planting strip to buffer existing residential land uses on adjacent property. 6. The applicant agrees to this condition. 7. The owner and developer Jon Barnes of Properties West, the Meridian School District and the City of Meridian will resolve plat signatures. The first 250 feet of N. Stokesberry Court has already been dedicated to ACHD and it seems unnecessary to have the School District a signatory on the plat. Further, the issue of Meridian's "subdivision" definition and ACFiD's disregard for the city of Meridian's land use planning efforts is best resolved through communications between the two agencies. Requiring additional signatures on this plat presents an unnecessary hardship on Properties West. 8. Notes 1, 7, and 11 will be revised in the manner indicated. 9. A matrix will be added to the face of the final plat detailing the location of the reduced setbacks. 10. This will be completed. 11. The applicant agrees to this condition.
