The tentative approval of this property boundary adjustment does not vacate the common driveways depicted on the recorded final plat (Lots 3-6, Block 7). Please contact the Planning Division to initiate this process. In accord with UDC 11-6B-8C.2, the applicant or owner shall have one year to complete the following tasks: a. Cause the property to be surveyed and a record of survey recorded; b. Execute and record the necessary deeds to accomplish the property boundary adjustments as approved; c. Obtain new tax parcel numbers from the Ada County assessor; and d. Provide copies of the recorded record of survey, recorded deeds, and the new tax parcel numbers to the director. Upon determination by the Director that the final property boundary adjustment is in conformance with UDC 11-6B-8, a letter of approval will be issued. The existing townhome lots are to be combined in order to allow for patio home lots with minimum lot size of 5,000 sq. ft. and minimum lot width of 50'-0". The number of dwelling units will be decreased by 2 therefore a traffic impact study will not be required by ACHD. Easements for public utilities shall remain as they currently meet requirements. The driveway easements will be vacated as they are no longer required. At this time all public utilities are contained within the public right-of-way or through dedicated common area lots.
