Re: Larkspur Subdivision No. 6 Project Narrative
To Whom It May Concern:
This letter is to inform the City of Meridian's Planning Department that Sawtooth Land Surveying, LLC, an
agent acting on behalf of JLJ Enterprises, Inc. and Mr. John W. Bartlett III, intends to develop Larkspur.
Subdivision No. 6. This property is currently zoned RUT (Rural-Urban Transition). It is our desire to have this
parcel annexed into the City of Meridian and rezoned R-8 (medium density residential) with three (3)
commercial L-O (Limited Office) lots along. S. Meridian Road. We are proposing to construct twenty three
(23) residential lots, nineteen (19) of which will have newly constructed homes; one (1) has an existing home
which is to remain, three (3) commercial/office lots, and three (3) common lots.
This parcel is currently surrounded by property zoned R-8 and L-O. To the north across E. Edmohds Ct. and
to the east lie Larkspur Subdivision No. 5 (currently under construction) and Larkspur Subdivision No: 4
(currently under construction), to the south lies Bitterbrush Point Subdivision, all of which are R-8 zoning.
Lying across E. Edmonds Ct. to the north and adjacent to Meridian Road is a Veterinary Clinic that is currently
zoned L-O. We feel that the zoning changes that we are proposing will not only fit the current land use
surrounding this parcel, but also provide a good transition from the residential into the commercial zoning.
It is our desire for each proposed lot to be served with utilities from the City of Meridian, irrigation from the
Nampa-Meridian Irrigation District, and for the streets to be dedicated to the public, owned and maintained by
the Ada County Highway District.

Per Unified Development Code (UDC) ll-SA-SD, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property

The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing

required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
