Dear Mr. Parsons:
On behalf of the Applicant, B1, LLC, we have reviewed the staff report and Planning & Zoning
Commission recommendations for Citadel Self Storage. We agree with the Staff Report and the Planning
and Zoning Commission's recommendation for approval.
However, we would like to provide clarification on a few items found in the narrative of the Staff Report.
On Page 1 of the Staff Report, there is a reference to several outstanding issues before the City Council.
We believe these issues have been addressed, as noted as follows:
1. Additional Trees. The minimum tree planting requirements are one (1) tree every 35 feet.
Before the Planning & Zoning Commission, the Applicant offered to increase the tree plantings
to be one (1) tree every 26 feet. This is noteworthy because there will now be a tree at each
individual lot property corner and in the middle of each adjoining residential lot. This will
increase the required vegetation along the southern property line.
2. Desien and Materials. The Applicant has met with Staff and presented new designs for Citadel
Self Storage. Based on that meeting, the Applicant feels that the building design and materials
have addressed both Staff's request and the City's adopted design standards. (Attached )
3. Sound Attenuation. As noted in the Staff Report, the physical design of the project, as it relates
to the southern boundary, provides more than sufficient sound attenuation between Citadel Self
Storage and High Tower. In addition, the Applicant has received overwhelming support from
these adjoining neighbors, as noted in their letters.
We believe there are no outstanding issues on this project and respectfully request approval by the
Meridian City Council for Citadel Self Storage..
